In most instances, we can process your application within 48 hours, and we will advise you by phone or email. This process may take longer, depending on the response time of your referees. We suggest you notify the referees that we will be in contact and explain the importance of a quick response.
If your application is approved, you will be required to sign the tenancy agreement within 24 hours to secure the tenancy. You must carefully read these documents if they are being sent to you by email; in most cases, however, we will require an in-office interview to ensure that you have read and understand all obligations under the agreement.

Before you start your search for a rental property, we recommend that you collate all important documents that are required to accompany your rental application. This way, you're fully prepared when you find a property that suits your needs.
You will need any reference you may have had from previous rental properties and employers who can confirm your employment and rental history. These references will assure the landlord that you will be reliable and that you will care for the property.
Including a pet reference from your past or current landlord is advised if you have a pet.
If you haven't rented a property for some time, we suggest providing as much information as possible to support your application.
Proof of employment can include recent pay slips, bank statements and other proof of income. This information allows us to confirm if you are financially able to meet the rental obligations for the property. If you've previously rented, you should also include a deposit/rental ledger. This document is created by your previous agent/property owner and summarises your payment history. This document is highly regarded and should always be included with your application.
We ask that you provide a recent credit history report (no more than 3 months old). A report from Tasmanian Collection Service can be supplied if you have lived in Tasmania for the past 5 years. If you have lived interstate within the past 5 years, we will require a report from Equifax. We recommend that you pay the small fee to receive this immediately to avoid delays with your application being processed. While this is not a requirement that you provide this report, we do recommend it to all applicants as evidence for the property owners that you are reliable financially.
We require a minimum of 2 forms of ID. One is required to be a photo ID, which can be a driver’s licence or even a passport. A secondary ID can be a Medicare card, savings account card, birth certificate, or a utility account with your current address. This is to confirm you are who you say you are.
You may wish to include a cover letter with your application form, reinforcing why the property owner should consider your application. This is particularly important if there is anything that may suggest a risk to the owner, such as an outstanding debt or a reference that may not be favourable for some reason.
